Apartments: types, advantages, advantages

Recently, more and more people use the word “apartments”, calling so hotels and offices, apartments and private houses. However, not everyone knows what this term actually means.

This word comes from French (appartement) and Italian (appartamento) languages, which really translates as "apartment". At first, “apartments” were expensive real estate intended for limited time residence. However, now the term has a slightly different meaning.

Apartments are non-residential (unlike apartments) premises where the conditions necessary for a full life are created (or can be created). The definition of “non-residential” does not mean that they can not live. This means that they have a different legal status, which makes registration and permanent registration impossible. Consequently, the owner of the apartment cannot use health insurance, stand on the labor exchange and get a taxpayer identification number (TIN), if he does not have a residence with a residence permit.

The construction of apartments is not subject to the norms for the construction of residential premises. Also, these areas are not subject to the law “On participation in shared construction”, so shareholders will not be recognized as victims in the event of any problems.

As a rule, apartments are located in rebuilt buildings in the city center or in new buildings, the developers of which for some reason have not received permission to build residential premises. Accordingly, they are not obliged to comply with the standards required for the construction of housing. Sometimes these rules are not violated or slightly violated, especially if there are residential apartments in a building with apartments.

Modern apartments are often not inferior to ordinary residential buildings in infrastructure and improvement. Because of this, over time, they receive greater demand from completely different people: family and lonely, young and old. Usually, they try to buy apartments not as the first or only housing, so the question of registration does not arise.

Disadvantages of living in apartments

Children from families living in apartments receive places in kindergartens and schools last.

If you own an apartment and live in it, and your neighbors make noise at the wrong time, you have no legal reason to stop it.

Due to the fact that apartments are considered commercial housing, utility payments for them are much higher than for residential premises.

As mentioned above, the apartments do not have the status of housing, so registration and permanent registration in them is impossible.

Dignities of living in apartments

The price for the purchase of such real estate is much lower than for residential premises. However, there are several types of apartments, from which you can buy not all.

Due to the fact that the apartments are commercial premises, their owner can change the interior layout without official registration.

Apartments are often located in the city center or at least in places with well-developed infrastructure. This is also because in areas where the construction of residential premises is prohibited, you can build apartments and use them as housing.

In some apartments, temporary registration is possible for up to five years, which can be extended.

The owner of the apartment can dispose of them, as well as any real estate: rent or, for example, sell.

Species

The apartments can be completely different buildings:

Hotels;

Aparthotels are hotels in which rooms are equipped as apartments.

Business apartments;

Clubhouses are small apartment buildings in prestigious landscaped areas that were built for residents belonging to the same social class.

Villas;

Residences.

They can be rented for different periods and for different purposes (from creating an office to housing), can be bought and used for various needs.

Living conditions in the apartments are almost the same as in the apartments: equipped kitchen, renovated rooms, necessary appliances and furniture. In warm countries, apartments also often have swimming pools, balconies and terraces.

Classification of apartments

Type "A" (aka "studio") is a room with one room and a combined kitchen, hall and living room. Two to four people can live.

Type B is a room of two isolated rooms, a hall and a kitchen. They can live from two to six people.

Type "C" - rooms that include three or four separate bedrooms, a living room, a dining room and a kitchen. Up to twelve people can live in the room at the same time.

Apartments "luxury" - rooms in penthouses (elite rooms located on the upper floors of high-rise buildings, roofs), individual villas and residences. At least two rooms, personal help, swimming pool and a huge list of various services.

Advantages over hotels

Apartments allow more people to live than in hotels, including with children and animals.

Payment for apartments is fixed, there is no dependence on the number of people living in them.

This type of housing can provide freedom of food and movement, as well as a chance to feel like a local with luxury housing.

The only thing to remember is that the number of apartments is quite limited, so you need to book them at least a month in advance.
