Urals change cottages in the suburbs for houses in Europe

Ural dachas are out of fashion. They are replaced by European villas and apartments. This opinion was reached by the participants of the conference “Foreign Real Estate Market for the Ural Buyer”, which was held the day before. ekaterinburg. Experts representing more than 10 countries agreed that residents of the Urals and Siberia began to increasingly choose not a house in the vicinity of the metropolis, but real estate in Europe. At the same time, first of all, this trend is characteristic of people with an average level of income.

Particularly high demand for foreign real estate was recorded since the beginning of 2012. These facts are confirmed by figures from the Bank of Russia, which recently explained part of the growth of capital outflows from Russia by investments in foreign real estate. In particular, $12 billion flowed out of Russia in the first quarter of 2012. This is 2.5 times the usual level of investment.

Vladislav Andreev, the head of the representative office of the Cyprus construction company Cybarco in the Urals, explains this trend by two factors: on the one hand, at the end of last and the first two months of this year, expectations of political and economic instability served as an additional impetus to buying housing, for example, in Cyprus: “Many of our compatriots worried about their savings and preferred to transfer them to a safer environment, including through the purchase of real estate in European countries.”

At the same time, according to the director of RIPID s.r.o. (the company’s interests in Yekaterinburg are represented by Yus-cogens), Roman Potemkin, a sense of stability and the disappearance of panic among Russians served as a new incentive for buying real estate in Europe. However, after Moscow and St. Petersburg, the most active buyers of real estate abroad have always been Ekaterinburgers. Based on his practice, if Muscovites prefer England, St. Petersburg - Finland, the Urals, as a rule, - the Czech Republic.

At the same time, interest in buying housing in Germany has been growing recently. According to the CEO of BMG (real estate in West Germany) Lidia Zheleznova, considering real estate as an investment tool and a guarantee of saving their financial resources, Russians are increasingly interested in the country with the most stable economy in Europe. According to her, an apartment worth from 11 thousand euros can bring a yield of 8-15% per annum.

However, interest in real estate abroad is justified not only by investment attractiveness, but also by more comfortable living conditions. Buy a house on the sea coast at the price of a cottage near Yekaterinburg - this desire appears more and more people. It is for this reason that the Urals show interest in Bulgaria, Cyprus and even Georgia, which until recently seemed a closed market. According to Irma Tanalishi, head of Active Projects and Investments, Georgia has changed dramatically over the past ten years and today Russians are actively interested in housing in this country. Especially since the prices are affordable. So, an apartment of 120 sq.m. here you can buy for 1.4 million rubles.

Despite all these advantages, David Godsho, CEO of NAI Becar, reminded that when buying property abroad, you should not forget about the risks. The most important one is currency. According to him, the euro is weakening, and this can negatively affect the capitalization of real estate.
